Air conditioning for commercial premises in Málaga: what to define before a quotation

Floor area does not tell the whole story of commercial premises. The activity, occupancy and layout need to form part of the proposal from the beginning.

Describe the activity and busiest periods

Before looking for equipment for premises in Málaga, describe how they will operate: the intended activity, opening hours, customer areas and number of people who may be present together. Distinguish normal occupancy from peak periods. This allows a real space to be assessed, rather than an empty floor area.

Also identify heat-producing equipment, how often doors open and spaces that will be used separately. A waiting room, storeroom and permanent workstation may have different needs. If the layout is not yet final, identify which decisions are confirmed and which remain open.

Review the façade, shopfront and internal layout

The characteristics of the premises and their building envelope form part of an air-conditioning assessment. IDAE's technical guide to packaged air-conditioning units treats the installation as a whole, beyond selecting the appliance. To prepare your case, gather drawings and photographs showing shopfronts, entrances, ceilings and adjoining spaces.

Explain when sunlight reaches the shopfront and whether awnings, shading or replacement windows and doors are planned. You do not need to turn these observations into your own calculations. What matters is that the technician understands the premises that will eventually open to the public, including changes that may affect the solution.

Include air renewal from the beginning

Air conditioning needs coordinating with the ventilation required for the intended use. DB HS 3 refers to RITE for other types of premises outside the residential and parking situations it addresses. A domestic solution therefore should not be transferred directly to every commercial activity.

Ask the responsible technical professional to specify which checks and documentation apply to your case. Do not assume that a general air-conditioning offer includes every type of specialist extraction. Any particular needs of the activity should be explained before pricing, together with the administrative requirements that need reviewing for opening or renovation.

Check what can be reused

If the premises already have units or ducts, gather their references and available documentation. Explain how long they have been unused and what is known about previous work. An existing installation does not prove suitability for a different activity or mean it can be reused without checking its condition and characteristics.

Ask the proposal to separate what will be retained, adapted and replaced. Ask the same about controls, drains, access and finishes. This distinction makes alternatives easier to understand and avoids one offer appearing cheaper because it assumes components are suitable when another company has allowed to renew them.

Organise the work around opening and everyday use

Identify who will coordinate air conditioning with ceilings, lighting, furniture and façade work. Before agreeing dates, ask for installation and maintenance access to be reviewed, together with any outstanding checks. A useful programme distinguishes a desired date from a timescale confirmed after the scope is understood.

At handover, ask for an explanation of controls and operating guidance, as well as the appropriate documentation. Benalclima can assess air conditioning and ventilation for commercial premises, integrated with Red Málaga's other installations. The proposal should define its scope without promising automatic permissions, a universal capacity per square metre or an opening date that depends on the entire project.

More common questions

Can I keep the previous business's air conditioning?

It is a possibility that needs reviewing. The condition, capacity and layout of the installation must be checked against the new activity and the renovated premises.

Does an air-conditioning quotation include every opening procedure?

That should not be assumed. Ask the offer to detail the documentation and work included, and identify administrative or technical checks that are other parties' responsibility.
