Air-conditioning quotations for a renovation: comparing the scope

Two offers can only be compared properly if they cover the same spaces and work. Prepare a common scope before looking at the final price.

Give everyone pricing the work the same information

When requesting a proposal for a renovation in Málaga, gather an updated plan, the rooms you want to heat and cool and the confirmed building changes. Explain whether the home will remain occupied and whether any dates constrain the work. The more similar each offer's starting point is, the easier their differences will be to understand.

Distinguish needs from preferences. Serving certain bedrooms may be essential; concealing every connecting route may be a preference you want priced separately. Presenting both clearly allows alternatives to be assessed without one company assuming a basic solution and another including a more extensive renovation you never expressly requested.

Ask for model references and an explanation of operation

The quotation should identify the proposed equipment and the service it will provide to each zone. A brand or capacity figure alone does not explain the complete solution. Ask for the unit references and a description of the controls included, particularly where several rooms, zoning or combinations of indoor units are involved.

Add a practical question: how will you use the system on a normal day? Who controls each space, what happens when only one room is occupied and which components will you need to operate? This explanation can reveal important differences between offers without turning the comparison into an endless list of catalogue features.

Separate installation, finishes and reused components

Check whether ducts or connecting routes, grilles, drains, supports and connections are included, according to the chosen solution. Also check the scope of masonry, suspended ceilings and painting. Companies do not all organise these items in the same way; what matters is knowing who carries them out and what finished result is included.

If preparatory pipework exists, ask the proposal to state what is expected to remain and which checks are outstanding. The same applies to old equipment or ducts. An offer conditional on checking existing components should explain this, so a possible later adaptation is not confused with work assumed to have been resolved from the outset.

Identify decisions that could change the work

The outdoor position, final routes or access to a roof can affect installation. Ask for a short list of matters to confirm before agreeing dates and the final price. If the building's communal elements are involved, also clarify who will review the relevant conditions or permissions and when.

For changes arising during the work, agree how scope and cost will be communicated before they are carried out. You do not need to anticipate every possible issue, but should avoid an informal conversation replacing a decision that affects the budget. Keep the accepted version together with any later changes you approve.

Include handover and documentation in the comparison

Ask which checks will be performed at completion, what operating explanation you will receive and what documentation applies to the installation. RITE provides for use in accordance with instructions and retention of documentation for work carried out. The technician should specify the documents applicable to your case, rather than treating every installation as an identical procedure.

Keep the references, instructions and final scope in an accessible folder. As part of Red Málaga, Benalclima can coordinate air conditioning and ventilation with other renovation installations. A clear proposal should help you decide with an understanding of its limits, without generic prices per home or guaranteed savings that have not been assessed for your project.

More common questions

Could the cheapest offer include less building work?

It could. Compare equipment, distribution, controls, connections and finishes, as well as outstanding checks. Price alone does not show whether both proposals deliver the same result.

Should I ask for a fixed price before the visit?

You can provide information for an initial assessment, but conditions in the home may need checking on site. Ask for a distinction between initial guidance and a proposal with a confirmed scope.
